LAND USE ACTIONS

Accessory Dwelling Unit Rules Modified: The committee recommended approval of text amendments allowing accessory dwelling units to exceed current building area limitations in certain circumstances. The changes would exclude ADUs from accessory structure calculations while maintaining the 49% size limit relative to main houses.

Property Resubdivision Approved: A Best Buy Carpet resubdivision in Wheatland Township received approval to consolidate three lots into one and vacate existing easements that would interfere with planned building construction.

Zoning Map Amendment Approved: A Will Township property owner received approval to rezone two parcels from E1 back to A1 for farming and construction of agricultural buildings. The property was originally one lot before being divided and rezoned to E1 in 2007.

Rural Events Venue Approved: An agritourism operation in Joliet Township received unanimous approval for special use permits allowing rural events, liquor service, and overnight accommodations in wine barrel-style structures.

Historic Church Designated: St. Paul’s United Church of Christ in Monee Township received historic landmark designation. The 110-year-old church will be recognized for its architectural and cultural significance.

Sideyard Variance Overturned: The committee voted to overturn a Planning and Zoning Commission denial and approve a 3-foot eastern sideyard setback for a single-family home in Lockport Township’s Delwood Park area.

Zoning Error Corrected: A scrivener’s error was corrected to clarify that mining and quarrying operations require special use permits in A1, I2, and I3 zoning districts, excluding I1 districts.

Meeting Schedule: The next Land Use & Development Committee meeting is scheduled for July 3, 2025.
